“Ellis Act”? That law (like rent controls) applies to residential rentals, not commercial. This should be a plain-vanilla eviction, subject purely to contract (lease) terms.
If you’re in a situation like this it’s time to find a body guard and laywer..
No mention if Kaleidoscope is current on rent and how long the lease is (was?) for.
